1 <br />Proposed Hardcover: The proposed residence is still being designed. The hardcover should not be a <br />problem even when the driveway is included. <br />Variance: <br />If the lot line rearrangement is approved, a variance will be granted at the same time for lot area. The <br />LR-1A zoning district requires lots to be 2.0 acres, the subject property will be 1 .90 acres after tlic lot <br />line rearrangement. <br />Access: <br />Access for the 3440 Bayside Road property is oiTBayside Road. Access for 205 Tonka Avenue will <br />be offTonka Avenue. The driveway will be long and wind around the propertv line as indicated on <br />E.xhibit C. <br />Front/Back lot split: <br />This lot line rearrangement was not reviewed as a front/back lot split, although if has many <br />characteristics of such a split. If it w ere, the following issues would have to be considered: <br />I. Ip. a front/back lot split a 30’ corridor is required for access to the back property: <br />1 liis property has access from Tonka Avenue. If an outlet was created for access, the land <br />dedicated for the outlot would not be credited to the lot area, therefore the lot would be <br />.smaller and be more non-conforming than being proposed. Because the lot surrounds <br />another property, there is plenty of space for the driveway in the 40 ’ corridor. <br />2. In a front/back lot split the front yard setback is 75*: ( This is the LR-IA zoning district and <br />50* is required, 150% is required of setbacks for front/back splits). <br />As indicated on the sur\ey. the front yard setback is proposed to be 50'. The placement of <br />the residence would be at least 50’ from the cast property line. The residence located at 275 <br />Tonka Avenue is located 60 ’ from the rear property line for a total 1 1 0* of separation for the <br />residences. <br />The applicant is proposing to place the new residence at the high point on the property <br />(southeast corner). Placement of the residence there is directly behind the residence at 225 <br />fonka Avenue. There is a line of mature trees which separates these two properties. The <br />mature trees consist of oaks and evergreens. I he evergreen Uces will screen the two <br />residences.
