t <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit C. The applicant should also be <br />asked for their testimony regarding this issue. <br />Issues for Consideration: <br />I. A single family residence has existed on the property since 1951, prior to current zoning <br />standards. <br />2. The property is served with municipal sewer. <br />3. The residence to the north is located approximately IS’ from the property tine. <br />4. The second story over the garage will not obscure the adjacent properties view of the lake. <br />5. The properties in the immediate neighborhood to the applicant’s lot are much larger and many <br />have combined lots. There is not any other land to acquire to increase the size of the property to <br />meet the required area in the zoning district. <br />6. The subject property is a comer lot. <br />7. Other issues raised by the Planning Commission. <br />Staff Recommendation: <br />If the Planning Commission feels the existing conditions of the residence and property create a valid <br />hardship that supports the variances requested, then a recommendation for approval is appropriate. <br />Your alternative is to consider one of the other options for action. <br />Options for Action: <br />1. Recommend approval of variances. <br />2. Recommend denial of vari.'inces, stating reasons. <br />3. Table, giving applicant direction. <br />4.
