k vs <br />•It) lfzr?/o%> /ucr<i., <br />Third Draft 12-6-02 / Updated I-23-03 <br />A RESOI.UTION GRANTING <br />PRELIMINARY Pl.AT APPROVAL AND <br />GENERAL DEVELOPMENT PLAN APPROVAL <br />FOR PLANNED UNIT DEVELOPMENT NO. 4 <br />FOR DAHLSTROM DEVELOPMENT, LLC <br />- FILE #2789/2840 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono (hcrcinaHcr “City Council") has <br />adopted land development regulations for the orderly, economic and safe development of land within <br />the City; and <br />WHEREAS, Dahlstrom Development, LLC ("the Developer”) has an interest in <br />property located at *2550' Wayzata Boulevard and legally described as: <br />Outlot B, Willow Properties Addition, Hennepin County, Minnesota, <br />except Parcel 201 and 201a Minnesota Department of Transportation Right <br />of Way Plat No. 27-57. <br />(hercinaOer the "Property"); and <br />WHEREAS, the City Council has considered the application by the Developer for <br />development by the Planned Unit Development (PUD) process of the Property; and <br />WHEREAS, on August 26,2002 the City Council adopted Resolution No, 4852 <br />granting General Concept Plan Approval for the proposed development, which approval inclu jed <br />the following elements; <br />1. Rezoning of the portion of the Property north of Kelley Parkw ay from RR-1B Single <br />Family Rural Residential District to RPUD Residential Planned Unit Development <br />District for construction of 167 residential multi-family dwelling units on a portion <br />of the site comprising approximately 41 acres. <br />Page 1 of 17
