The lot is approximately a <br />14.73 acre site. There were two residences on the property. The pnncipal residence and bam are <br />addressed at 450 Orono Orchard Road. The caretaker house and detached garage are addressed 480 <br />Orono Orchard Road. The two properties were legally combined in the late 1 970's with the different <br />addresses remaining. Staffs research has concluded that no conditional use permit was granted for <br />the residence and garage at 480 Orono Orchard Road when the property was legally combined. The <br />applicant applied for and was granted the variance and conditional use permit in May 2001. The <br />plans presented for this application are the same as were approved in 2001. The existing caretaker <br />house and garage (480 Orono Orchard Road) have been demolished. <br />Site Analysis: <br />The property contains about 14.73 acres of which over 13 acres are contiguous dry buildable land. <br />Lots in the RR-1B district require two acres for the site to be considered buildable.
