Gaffron stated a IS-foot setback <br />would give you approximately 20 feet from the garage door to the actual traveled road. <br />Bremer moved, Leslie seconded, to recommend approval of Appticallon #04-3041. lot area and <br />lot width variances, a creek setback variance, a rear street setback, side setback variances, <br />a hardcover variance within the 0-7S’ setback zone, and a hardcover varianct v'*:iln the <br />75'>250' zone in order to construct a new 864 square foot single-family residence at the property <br />located at 3407 Eastlake Street. KERBER. 1485 BAY RIDGE ROAD - <br />VARIANCE, (6:54 > 7:04 p.m.) <br />John Holm, Apphcani. was present. <br />Curtis staled the applicants have applied for an average lakeshorc setback variance and a <br />75 ’- 250' zone hardcover variance in order to replace an existing 13 ’ by 24’ deck on the east side of <br />their home. In addition, a 75' - 250 ’ zone hardcover variance and a side setback variance arc needed <br />in order to construct a two-stall garage over exiting hardcover. Curtis indicated the applicants are <br />also applying for a 75 ’ - 250 ’ hardcover variance in order to con<*Juct a covered entrance over <br />existing hardcov cr. <br />Staff IS recommending approval of the variances with the condition that the hardcover within the <br />75 ’ - 250’ zone shall not increase above the existing level of 26 percent or 5056 square feet <br />Holm indicated he has nothing to add to Staff s report. <br />There were no public comments regarding this application. <br />Rahn stated he does not hav*e a problem with this application, noting the applicants arc removing <br />existing dnvxway hardcover in order to construct a garage and there is no further encroachment into <br />the side >urd setback <br />Jurgens inquired whether the patio depicted on the plan would be constructed <br />PAGE 11
