The lot is situated within a small lot neighborhood yet is subject to the <br />2.0 acre standards of the zoning district and the neighborhood is too small to re-zone to <br />acre standards. It has not been unusual for other lots in this neighborhood to receive <br />variances at acre standards to rebuild. If the 2.0 acre standards were applied <br />much of the lot would be unbuildable and the applicant would be forced to construct a <br />long, narrow home, as demonstrated by Exhibit F. <br />Issnes far Consideration <br />1. Should the shape of the buildable area be considered a hardship? <br />2. Are acre standards reasonable due to the small lot neighborhood? <br />3. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approval of the plaiu as submitted.
