One Family Rural <br />Residential Zoning District with 3.75 acres and 450*'f ‘ in width where 2 acres in area and <br />200' in width are required <br />The proposed home meets the required setbacks for the RR-IB, One Family Residential <br />Zoning District. The berm also meets the required 5’ setback from property lines. <br />Hardcover Calculations; <br />The proposal falls beneath the allow cd hardcover percentages as outlined in City Code <br />Section :« 1288 <br />CONDITIONAL USE PERMIT ANALYSIS <br />According to City Code Section 78-1286(c) the follow ing considerations and conditions <br />must be adhered to during the issuance of construction permits: <br />(1) Grading or filling in any type 2. 3,4, 5,6,7 or 8 wetland must be <br />evaluated to determine how c.xtensively the proposed activity would ai.cci <br />the following functional qualities of the wetland; <br />✓ Xot applicable. <br />(2) Alterations must be designed and conducted in a manner that ensures only <br />the smallest amount of bare ground is exposed for the shortest time <br />possible. <br />✓ The applicant has proposed silt fencing and has also proposed <br />landscaping for the newly constructed berm. <br />(3) Mulches or similar materials must be used, where necessary, for <br />temporary bare soil coverage, and a permanent vegetation cover must be <br />established as soon as possible. <br />✓ The applicant has proposed landscaping for the berm. <br />(4) Methods to minimize soil erosion and to trap sediments before they reach <br />any surface water feature must be used. <br />✓ The applicant has proposed a silt fence to be installed surrounding <br />the entire area to be disturbed <br />(5) Altered areas must be stabilized to acceptable erosion control standards <br />consistent with the field office technical guides of the local soil and w'aier <br />conservation districts and the United States Soil Conservation Service.
