Arc there any other issues or concerns with this application? <br />In conclusion, Gundlach stated that the Planning Departir.ent staff recommends the <br />following: <br />1) Approval of a commercial site plan incorporating the following: <br />a) The upper gravel parking lot be further refined in accordance with the <br />Planning Commission’s recommendation regarding the amount of green <br />space to be established and the number of new stalls to be constructed. <br />b) The building materials match the existing south facing facade and die roofs <br />be shingled. <br />c) If the applicant chooses to erect a sign in the northeast comer of the site, the <br />existing pole style sign in the Kelly Avenue right-of-way be eliminated. A <br />directional sign meeting setbacks could be erected m its place. <br />d) All lighting used shall not have exposed bulbs and not overlap onto the <br />residential property to the soudt. <br />c) The sign proposed at the comer of Shoreline Drive and Kelly Avenue be <br />monument style rather than pylon style (no poles) and not higher than 8’. <br />The applicant shall have the comers of his property staked to ensure the <br />sign meets a 10 ’ setback. The sign is also limited to SO s.f <br />2) Approval of a hardcover variance to allow 90% hardcover when 35% is normally <br />allowed, stipulating the following: <br />a) A planter box be integrated into the sign proposed for the northeast comer <br />of the lot, <br />b) The landscaping between the retaining walls show n in Exhibit 04 be <br />maintained and additional landscaping be added where possible. <br />c) The green space be maintained along the southern pro/erty boundary. <br />3) Approval of a structural coverage variance allowing 1 6% stnctural coverage in <br />order for the proposed entrances and awni.-.g to be constructed <br />4) Approval of a conditional use permit in order to operate a restaurant <br />5) The applicant grants an easement to allow re-location of the bus shelter to a <br />lO’XlO* northeast comer of the site. <br />Mr. Keaveny stated that the bowling alley has been closed since su.xmer and this new <br />proposal allows the applicant to incorporate the current bowling alley with a restaurant and <br />lounge. <br />PAGE 45 of 53
