At that time the <br />applicant submined the materials needed in order to receive a builiing permit. Upon <br />review of the plans by the City’s Building OfTicial it was discovered that the conversion <br />of the flat roof, at the southeastern comer of the lot, to a pitched roof required a variance <br />due to the existing non conforming side yard setback. During conversations with <br />Planning Department staff it was then discovered that the applicant was planning a car <br />port, hardcover was non-conforming and that an average lakeshore setback variance <br />would also be required.
