They are
proposing to add a second story over a portion of the existing home, and reorient and
raise the roof of the home and raise the roof of the garage to match the renovation. Due
to the location of the home and detached garage with respect to the side lot line, variances
are required in order to increase the building envelopes within the substandard setback.
Additionally, the shoreline has eroded since the home was initially constructed resulting
in the home now encroaching into the 75 ’ lake setback.
In 2002, a Resolution (Exhibit G) was passed to grant approval for the owners of 4051
Highwood Road to use and maintain a portion of the platted alley for driveway access to
a garage located on their property as long as the garage and home remain on the property
and the garage doors remain oriented toward the alley.
LOT ANALYSIS WORSHEET
Lot ArcaAVidth:
Setbacks:
LR-IB Lot Area Lot Width
Required 43,560(1.0 acre)140 ’
Actual 22,215 s.f.
