Amanda Walsh, <br />1354 Rest Point Circle, Hardcover Variance, Public Hearing <br />Z«"ning District: <br />Lot Area: <br />Lot Width: <br />LR- IB, One Family Lakeshore Residential District (1 acre min.) <br />0.72 acres (31,200 s.f.) <br />124 ’ @ shoreline; 121’ (g> 75 ’ setback (140’ required) <br />Application Summary: A^plica:U requests the following variance in order to tear down <br />the existing westerly addition and rebuild it: <br />j-jardcover variance to permit 29.89% hardcover within the 75 -250 zone when <br />25% is allowed, 44.91% currently exists and 29.9% was approved by variance in <br />1999. <br />Staff Recommendation: Staff recommends approval of the hardcover request to permit <br />29.89% hardcover within the 75 ’-250’ zone with the following stipulations: <br />1. The wood chip area located in the southeast corner of the lot and following the <br />eastern lot line (not shown on the surveys), shall be re-vegetated with grass or the <br />fabric liner shall be removed to allow water infiltration. <br />2. The wood timber walls and rock borders that have appeared since the 1999 <br />variance approval shall be removed as shown on the removal plan attached as <br />Exhibit G. <br />3. The landscape rock shown on tlie proposed survey and labeled as “not haidcovcr” <br />must be removed as the existing rock has become compacted. The applic^ts may <br />install new decorative rock in this location but no fabric or plastic may exist under <br />it and it must be landscaped in a way to prevent vehicles from parking or driving <br />on it. <br />4. The existing wood platform located at the shore shall only be allowed as a <br />temporary means for dock storage. This structure shall be removed when the <br />applicant’s dock is in the water. <br />5. The applicants are advised that upon re-construction of the lake yard staircase, all <br />encroachments must be eliminated and the two existing decks existing within the <br />staircase may not be rebuilt; nor may any platforms, except one 32 s.f. in size, be <br />permitted. <br />6. Due to the intense vegetation removal that has occurred on the bluff, although not <br />recently, a bluff restoration and preservation plan must be submitted prior to <br />issuance of a certificate of occupancy for the proposed addition.______________
