The application <br />consists of the following: <br />1. Lot coverage variance for 1,291 s.f. or 19% stmctural coverage (691 s.f. house, 600 <br />s.f. garage) in order to exceed the 15% lot coverage limit; and <br />2. Variance to allow an accessory structure to be clo.scr to the street than the principal <br />structure. <br />Staff Recommendation: Planning Department Staff recommends approval of the <br />location variance provided tire new garage be constructed no closer to the street than <br />neighboring homes. Planning Commission should con.sidcr whether tliis size garage with <br />this orientation that masks the principal residence is appropriate in the context of this <br />neighborhood.____________________________________________________________ <br />Pertinent Zoning Ordinance Scction.s <br />Sec. 78-1403. Lot coverage. <br />In all zoning districts, for all lots of 0-1.99 acres in total area, the total combined <br />footprint areas of all principal and accessory structures shall not exceed 15 percent of tire <br />lot area. Exception: Regardless of lot area, every developed lot shall be allowed at least <br />1,500 square feet of lot coverage by principal residence and garage structures. <br />See. 78-1435. Location. <br />No detached garages or other accessory building shall be located nearer the front or street <br />lot line than the principal building on that lot except on lots which have frontage on a <br />lake and rear yard adjacent to a street, accessory buildings located within the street or rear <br />yards of such lots are subject to the setback requirements of section 78-305(b), section <br />78-330(b) and section 78-350(b); except that detached garages may be located ten feet <br />from the street or rear lot line when doors face away from the street and a turnaround is
