Hardcover variance to permit 30% hardcover within the 75’-250’ zone where <br />25% is normally allowed and 49% currently exists. <br />Staff Recommendation: llie lot is conlormLng wiUi respect to width and area. Staff <br />recommends denial of the hardcover variance as the project is a rebuild and should be <br />held to the 25% hardcover limitation and no valid lardship has been demonstrated. <br />The applicant also originally requested a conditional use permit to grade within 75’ of the <br />lake. After a site visit from the City Engineer it has been determined that the conditional <br />use permit will not be required as the applicant would be requesting only minor changes <br />in order to remove an existing retaining wall. This can be conducted in conjunction with <br />a building permit for a new house or a separate land alteration permit.
