Lot area variance to permit construction of a residence on a lot Miat is 0.643 acres <br />in size when 2 acres in normally required. <br />2. Lot width variance to permit construction of a residence on a lot that is 50.50’ in <br />width at the shoreline and 75 ’ setback when 200’ is normally required. <br />3. North and south side yard setback variances to permit side yard setbacks of 10’ <br />when 30’ is normally required. <br />Staff Recommendation: Staff recommends approval of the variances as a house has <br />existed on the 50’ wide lot since 1957, the applicants are not able to acquire any other <br />land, the lot was legally formed at the time it was platted, and if the 30’ side yard <br />setbacks were enforced tlie lot would have no buildable area.___ __________ <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-305.
