(0.76 Acre) - excluding roads <br />Defined Lot Width: 11 2' to 104' <br />Application Summary: The applicants have applied for the following: <br />1. An average lakeshorc setback ' ariance and a 75’- 250 ’ zone hardcover variance in <br />order to replace an existing 13’ x 24 ’dcck on the lake (east) side of their home; <br />and <br />2. A 75’ - 250 ’ zone hardcover variance in order to construct a 2-stall garage over <br />existing hardcover (driveway); and <br />A side setback variance in order to construct a 2-stall garage 10’ from the side lot <br />line where a 30 ’ setback is lequired and a 9.9’ .setback is existing; and <br />4. A 75’ - 250 ’ hardcover variance to construct a covered entrance over existing <br />______hardcover (grade-level porch).____ <br />Sta/f Recommendation: Planning Department Staff recommends approval of the <br />variances with the following condition: <br />1. Hardcover within the 75’- 250 ’ zone shall not increase above the existing level <br />26% or 5056 s.f.. <br />Hardship: The location of the home and the narrowness of the lot. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-305.
