The lot was <br />created prior to adoption of the Zoning Ordinance’s requirements for area and width. <br />When a lot is a legally created lot, the City must entertain development of the lot when a <br />reasonable set of standards can be met. TTie applicant has proposed a plan the conforms <br />with every other aspect of the Zoning Ordinance including hardcover, setbacks, and <br />structural coverage. <br />Issues for Consideration <br />1. Are there any other potential negative impacts that the City should attempt to plan for? <br />2. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approval of the variances as requested stipulating implementation of the <br />recommendations of the City Engineer.
