narrow and an expansion of the non-conforming situation should not be allowed. Staff would offer <br />the following comments when determining whether the request should be granted: <br />• The existing single stall garage will remain for storage space. <br />• Two sheds exist on the property, one at a non-conforming setback, which also allows for <br />additional storage space. <br />• The same new garage square footage could be achieved, without blocking the kitchen <br />window and still providing access to the house, if the garage were deepened instead of <br />widened as additional buildable area exists up to the front yard setback line (see Exhibit C). <br />COUNCIL ACTION REQUESTED <br />Direct staff to draft a resolution either: <br />^ I <br />1. Denying the request to allow a side setback of 10’ but approving a side setback variance of <br />14’, <br />2. Approve the request to allow a side setback of 1 O’, or <br />3. Other action not yet determined.
