Based on a compilation ofthc allowable uses in the B-1 and D-6 Districts, <br />Planning Commission has produced a list of pennitted and conditional uses that w'ould be <br />appropriate for this site as part of the PUD rezoning process. The list is attached as Exlribit F. The <br />proposed buildings and site layout would r-asonat^ly accommodate many of the Lndividual uses on <br />the proposed list of allowable uses. Planning Commission should again review the list to ensure <br />it reflects your intent for this site. <br />B. t^ofArcaJk }t’idi_h. Required area and width for B-6 arc 2.0 acres and 100'. The proposed <br />preliminary plat creates two lots: Lot 1 =*1.98 acres/370', and Lot 2 **1.7 1 acrc.sand 135'. Both <br />lets arc sliglitly undersized in area; Itowcvcr, the site at 3.69 acres is limited by having no additional <br />land available. Staff rcconiniends approval of the lot area and widths as proposed. <br />C. Setbacks . Setback requirements and confonnity are shown in the following table.
