#04.3002 <br />May 17, 2004 <br />Page 4 of 4 <br />d.The types, uses and numbers of watercraft that the project will generate are <br />compatible in relation to the suitability of public waters to safely accommodate <br />these watercraft. <br />N/A <br />Retaioiog Wall Plan <br />The bank preservation plan includes the addition of four boulder retaining walls, each 4 ’ <br />in height, with plantings in the terraced areas to help screen them and soften their visual <br />impact fi-om the lake. The walls will extend across the center 60% of the width of the lot. <br />The two mature trees at the top of the slope are being replaced with two trees located <br />nearer the house and about 12’ from the top of slope. Additional ornamental trees could <br />be added into the terracing; snimps in the exiting hillside indicated that this slope was <br />more wooded than it is today, and addition of one or two more tress at the base of the <br />slope would help to bring this back to a more wooded, natural shoreline character. <br />City Engineering Comments <br />The City Engineer has reviewed the applicants plan and his comments are attached as <br />Exhibit C. The applicants will be required to incorporate all of his recommendations. <br />Issues for Consideration <br />1 . Has enough plant material been incorporated into the plan? <br />2. Are there any other issues or concerns with this application? <br />Staff Recommendation <br />Approval of the plan as submitted, subject to PC recommendation as to adding more trees <br />to the plan; including approval of a hardcover variance to the hardcover within the 0-75’ <br />zone associated with the stairway and boulder walls per the proposed plan, incorporating <br />the following stipulations: <br />1 . The existing boathouse be removed prior to commencement of work, <br />A Public Works employee is present at the time of demolition of the <br />boathouse, <br />A silt fence is erected 5’ off the staked sewer location where no land alteration <br />activity will be allowed, except for re-vegetation of the boathouse site. The <br />silt fence shall remain until the landscaping as been fully installed. <br />Implementation of the recommendations of Cuy Engineer, Tom Kellogg listed <br />in the ler.er dated May 12,2004. <br />2 <br />3
