On April 27,2004,1 visited the Dave Maass residence, observed <br />the drainage way on his property and looked at the proposed house site on Lot 3 of the <br />Maxwell Bay Estates project. Based on that site visit, the following comments were <br />prepared. Comments listed are from a civil engineering viewpoint. <br />Erosion on the Maass property caused by additional runoff from a new house on Lot 3 is <br />a concern. The existing drainage way through the Maass property is susceptible to <br />increased erosion from additional runoff, as is the forest “floor” that does not have good <br />vegetative ground cover. The new roof, patios, lawn areas, and driveway of a large <br />house will generate significant amounts of runoff. The woods surrounding the house <br />are especially sensitive to these changes in runoff quantities and volumes. <br />My recommendations to prevent runoff damage to the Maass property from runoff <br />generated by this project are: <br />1. <br />2. <br />3. <br />Direct ail the runoff from the new driveway around to the west, around the new <br />house as shown on the Gronberg grading plan dated 4/14/04. <br />Gutter drain the roof and direct the drainage to the west and to the proposed dry <br />pond. <br />Route new front yard lawn, sidewalk and side and back yard drainage in a new <br />swale along the east side of the property. <br />aysssa?
