On April 27,2004,1 visited the Dave Maass residence, observed the drainage way on his property and looked at the proposed house site on Lot 3 of the Maxwell Bay Estates project. Based on that site visit, the following comments were prepared. Comments listed are from a civil engineering viewpoint. Erosion on the Maass property caused by additional runoff from a new house on Lot 3 is a concern. The existing drainage way through the Maass property is susceptible to increased erosion from additional runoff, as is the forest “floor” that does not have good vegetative ground cover. The new roof, patios, lawn areas, and driveway of a large house will generate significant amounts of runoff. The woods surrounding the house are especially sensitive to these changes in runoff quantities and volumes. My recommendations to prevent runoff damage to the Maass property from runoff generated by this project are: 1. 2. 3. Direct ail the runoff from the new driveway around to the west, around the new house as shown on the Gronberg grading plan dated 4/14/04. Gutter drain the roof and direct the drainage to the west and to the proposed dry pond. Route new front yard lawn, sidewalk and side and back yard drainage in a new swale along the east side of the property. aysssa?
