No building shall be nearer than 35 feet to any front lot <br />line, 35 feet from any rear lot line, 15 feet from any side lot line, or 35 feet to a <br />side lot line adjacent to a street; except abutting or across the street fiom an R <br />district, no building shall be less than 35 feet from such lot line. <br />Sec. 78-644. Conditional uses. The current residence is a <br />non-conforming use as the property is zoned B - 1, Retail Sales District. The applicants <br />proposed use, although conditional, is a conforming use of the B - 1 district. As noted in <br />Exhibit C, the applicant is an experienced business owner that has operated coffee shops <br />in the Cities of Long Lake and Mound. <br />The applicant is proposing several improvements to allow her to conduct business at this <br />site, the major ones being conversion of a residential home into a commercial business <br />(requiring a building permit), a 20 ’ x 32 ’ (640 s.f.) addition to the existing structure <br />(requiring a building permit), and a drive-through facility. The other improvements <br />proposed arc landscaping, removal of the existing, non-conforming shed and screened <br />porch, the addition of a grade level deck (requiring a building permit), construction of <br />parking stalls and interior changes to accommodate a commercial business (requiring a
