n <br />• Staff recommends that any hardcover necessary for slope stabilization, such as retaining <br />walls and a stairway system, will not count against the 25% hardcover allowance for the 75 ’- <br />250 ’ zone, <br />• The two trees currently within the 0-75 ’ zone, at the very top of the slope and 75 ’ line, can be <br />removed as long as tree replacement is included in the restoration plan due to their <br />vulnerability during the construction process, <br />• The revised application will be referred back to the Planning Commission for their <br />recommendation, <br />• The applicants will grant an easement to the City for sewer maintenance purposes, and <br />• The applicants can submit for building permit for the new residence while the slope <br />restoration project is in its review stages, as all other Zoning Ordinance requirements can be <br />met. <br />COUNCIL ACTION REQUESTED <br />No formal action is requested at this time. However, the Council should indicate if they are in <br />agieement with the Planning Commission’s recommendation to remove the boathouse, so that staff <br />can continue to work with the applicant ’s on a suitable restoration plan and ultimately an amended <br />application for a conditional use permit to conduct lai.d alterations in the 0-75 ’ zone.
