tl <br />• <br />We plan to modify the existing roof layout and construction. This would allow for <br />elimination of the current 'bathtub' flat area that exists and provide a potential <br />mechanical attic area. The attic mechanical area would provide an area for equipment <br />that is sheltered, easily maintained and accessible. <br />Mechanical Systems <br />Several modifications to the mechanical systems are planned to serve the existing <br />facility and to accommodate the proposed alterations and additions. These include <br />replacing several air handling systems, such as; the kitchen makeup unit, the units <br />serving the locker rooms, repladng the kitchen exhaust system, and extending the fire <br />protection system, replacing the larger chiller and chilled water pumping/piping system, <br />removing the fan coil units and piping system, and providing a new energy efficient direct <br />digital control (DDC) temperature control system. <br />Electrical Systems <br />Power distribution will need to be modified and extended in remodeled areas and <br />building additions. New receptacles, equipment services and motor power distribution <br />will be added to accommodate remodeled areas and building additions. <br />The existing telephone, sound, and fire alarm systems will be modified and extended to <br />accommodate remodeled areas and building additions. <br />The electrical utility pad-mounted tra.isformer and pad-mounted generator will be moved <br />to accommodate the Casual Dining addition. A relocated electrical utility transformer will <br />be located on the site to re-feed the electrical building senrice. A new natural gas <br />generator will be located on site to serve the emergency electrical power distribution. <br />Site Work <br />The existing parking area accommodates approximately 270 parking spaces. The <br />estimated future need is 234 spaces. The proposed remodeling and addition will not <br />have a need for Increased p king. The Country Club is a member based use, not an <br />open commercial use. The project does not project an increase in membership. <br />The new service/delivery area will eliminate a substantial amount of paved roadway, <br />which will be converted to green space and plantings. <br />n XT! <br />i l!
