EXHIBIT B <br />Project Narrative <br />In April 2003, Wayzata Country Club Initiated the Master Planning process for the <br />clubhouse renovation & expansion. The Master Planning process was based or. the <br />Strategic Planning Report, completed in January 2002. <br />The Strategic Planning Report indicated concern about specific areas; the neeo ror <br />increased casual dining space, the condition of the locker rooms, the lack of speed in <br />food service and Inconsistency of food quality, the building infrastructure and various <br />circulation Issues. As the master Planning effort progressed, further issues were <br />identified and explored - ballroom circulation bottleneck, the exterior deck area, <br />inefficient building senrice/delivory. lack of storage space, ADA concerns and the roof <br />condition. <br />New Construction <br />New construction occurs In response to needs for Improved servico/delivery, neeos tor <br />increased casual dining, and increased bar/lounge areas. The most significant addition <br />occurs on the East side of the building and Is a 3 story addition which reonents the <br />delivery dock, adds an enclosed stair, elevator, storage areas, relocated employee areas <br />and attic mechanical space. The other now construction increases the casual dining <br />area from a current seating layout of 44 to 88 seats and the bar seating increases from <br />26 seats to 45 seats. Formal Dining is reduced from 90 seats to 70 seats. <br />Major Roifiodellng <br />The areas of significant remodeling have addressed concerns in Ih.e kitchen, the i^Ker <br />rooms, the existing rest rooms and exiting. The kitchen is currently over-crowded and <br />the equipment is nearing the end of its use. The kitclion remodeling would be best <br />Implemented while the facility operations are at a minimum. The remodeling ctiort is <br />oxtonsiv0 • <br />The locker rooms have been reviewed and reoriented. The remodeled locker <br />provide an efficient layout of lockers and wet areas. Also part of this effort will be <br />redesign of the mechanical and electrical systems serving these areas, to gain additional <br />ceiling height. This effort is also extensive and best implemented while unoccupied. <br />The bar/lounge area was studied to relieve a couple key issues - the general layout and <br />circulation issues with the existing stair, and the views into the bar from the central <br />corridor. . <br />The existing exiting has been reviewed and the following changes are proposed; a now <br />enclosed exit stair on the East side serving sorvicc/delivety. employee entry, and <br />ballroom egress, a now ADA elevator connecting the second level Administration area <br />with the lower two levels, and enhancement of the existing stair connecting the Main <br />level with the Lower Level serving the Pro Shop, and Locker Rooms. <br />Ti.o two sets of public rest rooms on the Main Level have been redesigned ♦n meet ADA <br />requirements. <br />Roof <br />The existing roof is in poor condition and has inadequate flashing for water protection. <br />The roof has numerous pieces of mechanical equipment and penetrations that need to <br />be addressed.
