Side setback variance to allow a side setback of 18’ at the southeast comer of the <br />home when 30' is normally required and 18’ currently exists. <br />2. Average Lakeshore setback to allow an encroachment of approximately 50’ in order to <br />construct a pitched rood where a flat roof currently exists. <br />3. Hardcover variance to allow 27% hardcover in the 75-250’ zone when 25% is <br />normally allowed and 28% currently exists. <br />Staff Recommendation: Staff recommendations: <br />1. Approval of the side setback as the existing setback is non-conforming and no <br />additional living space is being proposed. <br />2. Approval of the average lakeshore setback variance as the home was constructed in <br />1950 and the proposal doesn’t include any expansions. Also, the raised roof will not <br />affect any sightlines as an existing tree line currently covers the southern property <br />boundary. <br />3. Approval of the hardcover variance due to the square footage of removals being <br />greater then the square footage of additional hardcover bringing the lot closer to <br />conformance. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-305.
