FILE# 04-2981 <br />February 10, 2004 <br />Pao«4ol4 <br />Most of the applicant’s existing home, including 2,608 s.f. of the hardcover for the <br />property, is located within the 0-75 ’ zone. The nonconforming hardcover square footage <br />f^rom the 0-75 ’ zone has been applied to the 75 ’-250’ zone, in addition to the 4,922 s.f. <br />(16.3 %) currently approved for the 75 ’-250’ zone, for a 75 ’-250’ total of 25%. The <br />reduction of 52 s.f. as proposed will bring that total to 24.8% or 7,478 s.f.. <br />Staff flnds that a hardship exists due to the location of the home and nearly half of the <br />property consisting of wetland. The proposal will improve the visual impacts from the <br />lake and decrease the amount of structure on the property. Staff feels this improvement is <br />minor, and because of the reduction in hardcover and removal of the deck structure the <br />request should be granted. <br />Issues for Consldcratim <br />Does the Planning Commission have any issues or concerns with this application? <br />Staff Recommendation <br />Planning Staff recommends approval of the hardcover variance in the 0-75 ’ zone in order <br />to removed the existing deck and replace with patio, thus reducing the level of hardcover <br />in this zone by 52 s.f.. <br />.1' <br />life.*; <br />Vi <br />i)
