Lot area variance to allow a rebuild on a lot which is 0.47 acres in size when 0.50 <br />acres is normally required. <br />2. Hardcover variance to allow 38.6% hardcover in the 75-250’ zone when 38.8% <br />currently exists and 25% is normally allowed. <br />Staff Recommendation: Staff recommendations the following: <br />1. Approval of the lot area variance to allow a rebuild on a lot which is 0.47 acres in size <br />when 0.50 acres is normally allowed. <br />2. Approval of a hardcover variances as the shallowness of the lot and the need for a <br />back-up apron provide hardships inherent to the property. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78*350. Area, height, lot width and yard requirements. <br />(b) Lots. Lot coverage. In all zoning districts, for all lots of 0--1.99 acres in total <br />area, the total combined footprint areas of all principal and accessory structures shall not <br />exceed 15 percent of the lot area. Exception: Regardless of lot area, every developed lot <br />shall be allowed at least 1,500 square feet of lot coverage by principal residence and <br />garage structures.
