Applicant proposes to credit .95 <br />acres of flood fringe with 1.20 acres of dry buildable land to meet <br />the 2 acre requirement for Lot 2. <br />2.Few subdivisions in staff's recollection have made use of this code <br />section since its adoption in 1979. In perhaps two or three cases, <br />existing lots of record have used the wetland credit for sewered <br />property. <br />Staff has initiated discussions with the applicant's engineer, the <br />City Engineer, and the DNR in attempting to determine whether all of <br />the proposed wetland area to be credited falls within the definition <br />of "flood fringe".
