Wells, 60/70 Myrtlewood Road - <br />Subdivision of a Lot Line Rearrangement - Public Hearing <br />Pertinent Ordinance <br />1.Section 11.03, Definition 65 - Subdivisions involving an <br />adjustment of a lot line by the relocation of a common <br />boundary are exempt from the subdivision regulations as long <br />as each of the two resulting lots meets the requirements of <br />the Zoning Chapter of the City Code. Property is located in <br />the RR-IB zoning district requiring 2 acres of dry buildable <br />area. Parcel 1 (60 Myrtlewood Road) consists of a total of <br />4.832 acres. The property is intersected by a designated <br />wetland but does contain 2 acres of dry contiguous land in <br />the homestead portion of the property. Parcel 2 (70 <br />Myrtlewood Road) consists of 1.61 acres, approximately .4 <br />acres consists of wetlands. As a result of the proposed <br />subdivision. Per the factual <br />findings noted above, the Proft parcel meets the required area <br />standard of the RR-IB zoning district. Tract A of RLS 446, the <br />Wells property, at a total of 1.6 acres with approximately .4 <br />acres of wetland is substandard. <br />dm
