§ 10.52 <br />If sanitary sewer or municipal water system improvements are <br />proposed as part of the application, then the feasibility of <br />providing this service will also be scrutinized along with an <br />improvement financing plan to insure that the costs associated with <br />^ 9 _______ ^ 2 .m •••11 V hA VM7 tllGproviding this additional capacity will be paid for by <br />development. <br />Source; Ordinance 78, 2nd Series <br />Adopted; 1-22-90 <br />Subd. 4. Storm Water Management. <br />Site Drainage plans must be submitted to insure <br />consistency with the Storm Water Management objectives of the <br />Highway 12 Corridor Study. Plans will be carefully reviewed to <br />insure both that proposed storm water ponding areas contain <br />sufficient storage capacity and whatever additional measures are <br />necessary to guarantee that the quality of runoff from the site, <br />meets or exceeds the City's standards. <br />Subd. 5. Available Zoning Districts <br />Due to the unique set of constraints a .id opportunities <br />that affect future decisions regarding development within the <br />Highway 12 Corridor Study Area, applicants for rezoning are <br />strongly encouraged to utilize the planned unit development <br />approach, outlined in Section 10 of the Orono Zoning Ordinance. <br />However, applications will be accepted for rezoning requests for <br />any of the following existing zoning districts within the City, <br />consistent with a finding of consistency with the Highway 12 <br />Corridor Study and subject to compliance with all of the additional <br />requirements established in this section; <br />B-6 <br />PRD <br />RIA <br />RIB <br />M6 <br />Highway Commercial District <br />Planned Residential Development <br />One Family Residential District <br />One Family Residential District <br />Multiple Family Planned Residential District <br />Any proposal which requires a modification to zoning or <br />subdivision requirements must be done as a Planned Unit <br />Development. <br />Subd. 6.
