All lots <br />shall be served by a private road. Each proposed new residence lot <br />will be served by an on-site septic and well. Based on the new <br />shoreland regulations, the existing guest house does not meet <br />required 100' setback from the 929.4 or OHWL (Ordinary High Water <br />Level) of Tanager Lake and is considered a non-conforming <br />structure. Additional septic testing has been submitted for the <br />guest house. <br />Upon a site inspection of the property and additional <br />information from caretaker, it appears the existing septic system <br />is located to the south side of the guest house and may encroach <br />the required 75' setback from the OHW of Tanager Lake. Applicant <br />has option to either confirm existing location of system or install <br />a new system within 1 year of final plat approval (per Section <br />12.30, Subdivision 5 (C). If applicant plans to install a new <br />system, additional septic testing must be provided for another <br />alternate septic site. If feasible, guest house may be served by <br />existing system that serves principal structure. Applicant must <br />decide how this matter is to be resolved. <br />Each lot meets the required 2-acre dry contiguous standard. <br />The southern wetlands are part of the Tanager Lake watershed and <br />are now classified as part of Tanager Lake based on the location of <br />929.4. Refer to your preliminary plan. Exhibit g. The watlands to <br />the north and east are part of the Browns Bay watershed. All <br />setbacks shall be measured from the agreed upon OHWL of the wetland <br />(932.3). The wetland within Lot 1 located between the driveways cn <br />Lot 1 is not a designated wetland nor is the low retention area
