If existing dwelling units are <br />located in the shore setback zone or bluff impact zone, conditions <br />shall be attached to approvals of conversions that preclude <br />exterior expansions in any dimension or substantial alterations. <br />The conditions must also provide for future relocation of dwelling <br />units, where feasible, to other locations, meeting al"! setback and <br />alteration requirements when they are rebuilt or replaced. <br />4. Existing dwelling unit or dwelling site <br />densities that exceed the standards in Subdivision 19(F) may be <br />allowed to continue but must not be allowed to be increased, either <br />at the time of conversion or in the future. Efforts must be made <br />during the conversion to limit impacts of high densities by <br />requiring seasonal use, improving vegetative screening, <br />centralizing shore recreation facilities, installing new sewage <br />treatment systems, or other means. <br />Subd. 20. Riparian Access and Rights. For properties <br />which as a result of the designation of the OHWL are found to abut <br />the boundary of a lake, stream, or tributary, no section of this <br />Code shall be construed as obligating the City of Orono to approve <br />variances to provisions of the Code prohibiting physical <br />improvements, structures or land alteration within protected <br />wetlands, flood plain areas or shorelands. Nothing in the Code <br />shall be considered as establishing or increasing riparian rights. <br />This section of the Code is intended to regulate land use and <br />establish building and zoning restrictions only. <br />Subd. 21. Amendments. All amendments to this section, <br />including eunendments to the official maps, must be submitted to the <br />Commissioner of the Department of Natural Resources prior to <br />adoption. Further, amendments to underlying zoning district <br />standards which may be in conflict with this section must also be <br />submitted to the Commissioner of the Department of Natural <br />Resources prior to adoption. <br />ORONO CC 376-28 <br />'t <br />s
