\ ' <br />Sv <br />C.V’ <br />the proposed pond construction will also impact the existing wetland. Plans should be <br />submitted to the Minnehaha Creek Watershed District for review and approval. Final plans <br />should include details regarding any required wetland mitigation. <br />• Final grading plans should incorporate some type of best management practice to treat the <br />storm water that is not routed to the proposed pond. <br />• The plans indicate grading will be necessary onto the adjacent property to the west to <br />construct the road; this will require temporary construction easements from the neighboring <br />property owner. <br />• The proposed intersection of Mackinnon Road and Watertown Road may present sight <br />distance issues. A sight distance analysis of this proposed intersection should be submitted <br />for review. <br />• The imposed grading on all lots does not provide for any level areas in the backyards. It is <br />unlikely buyers of these lots will be satisfied with the 20% to 25% grades shown across the <br />backyards. It is likely home builders and property owners will construct retaining walls in <br />the back yards to create some useable space. The city should review and consider what is <br />acceptable for the likely grading revisions to all backyard areas. <br />• Most proposed driveway grades are between 8% and 10%. The developer should note that <br />10% ^iveway grades arc the maximum allowed and should take care when designing and <br />building homes so that the driveway grades do not exceed 10%. <br />• Final plans should include a typical street section along with a geotechnical report and R- <br />value recommendation. <br />• The proposed project will disturb more than one acre and will require a storm water <br />pollution prevention plan (S WPPP) for city review and approval and also for the necessary <br />MPCA permit. <br />• Once the final plans have been completed we will prepare an estimate of the total cost for <br />the site improvonents to determine the amount of the financial guarantee required. <br />Please contact me at (651) 604-4863 if you have any questions regarding this matter. <br />Yours very truly. <br />BONESTROO.
