(0.58 acre) <br />106 ’ <br />I Appiicatiim Summary: The applicant is requesting side yard and side street setback <br />variances as well as a conditional use permit amendment in order to construct an addition <br />to the existing school building, closer than 50 ’ from both the western side yard and the <br />side street f'f Briar Street. The applicant is also requesting permission to utilize a <br />temporary trailer for offices during construction, which can be achieved through a staff <br />permit that establishes a timeline for removal of the trailer. <br />Stqff Recommendauon: Planning Department Staff recommends approval of the setback <br />variances and the conditional use permit amendment to permit construction of the <br />addition as proposed. Staff will also issue a permit allowing the temporary trailer for the <br />duration of construction. <br />Pertinent Zoning Ordinance Sections <br />Sec. 78-418. Conditional uses. <br />Within any RR-IB one-family rural residential district, no structure or land shall be used <br />for the following uses without a conditional use permit: <br />(1) Public schools and parochial or private schools which teach a curriculum <br />similar to a public school, provided no building shall be located within 50 feet <br />of any lot line of an abutting lot in an R district and a fence is erected 15 feet <br />or more fiom all street lot lines where the abutting use is for open play, and <br />nursery schools providing 50 square feet of playground space per pupil. <br />List of Exhibits <br />A.
