MWV WW ^ I l\ I • 4 MWI iri«W WWWMk.1% I 4 i. «^V^*r WWWW *T • W • t? • W*^W«^WWTT«i«^^ • • <br />1.P^ftflntjy ^ Eagwnant: U«e of Easement. <br />(a) Deslarants, at ownare of Parcel A, hereby declare, grant, transfer <br />and convey to the Owners of the Parcels, their heirs, personal representatlvos, <br />auccessors and assigns, a perpetual, non-eaelusive easement (the ‘Easemenf) <br />for private driveway, ingress and egress, both pedestrian and vehicular, and <br />utHIty purposes over and across the Easement Area, fer the use and benefit of <br />the Parcels, and for the use by the Owners and Occupants and their invitees and <br />pubHc service providers, such as police, fire, bus arvi ambulance slices. <br />(b) The use of the Easement created by this Declaration shall in each <br />instance be subject to ail terms and conditions of this Declaration. <br />(c) Except as rruiy be necessary in connection with the maintenance or <br />Improvement of the Easement Area, no Owner or Occupant shall obstruct or <br />Interfere with the rights and privileges of other Owners or Occupants In the <br />Easement Area. No Owner or Occupant shaN obstruct or interfere with the <br />passage of any vehicle over or across the Easement Area. No vehicles shaH be <br />parked In or on the Easement Area fer a continuous period of time greater than <br />twenty^ hours. No vehicular repair or maintenance may be conducted In or <br />on the Easement Area. <br />Any Owner may delegate Ws right of enjoyment to the Easement <br />Area to such Owner's tenants who reside on such Owner's Parcel, to the <br />members of such Owner's femNy and to such Owner’s guests and Invitees. <br />(e) No Owner may exempt himself from the liability fer paying such <br />Owner's Cost Share of Easement Area Costs, as those terms are hereinafter <br />i <br />I
