!kr ' xil Staff Rccoaneodation <br />Staff recommends that the Council discuss the policies of trading non-structural hardcover for <br />structural hardcover and weigh that discussion against the reasonableness of the request. <br />In re^nse to the Planning Commission ’s concern regarding the amount of sidewalk hardcover staff <br />would like to offer the following: <br />• The minimum standard for sidewalk width is 2*. The applicants would like to install stepping <br />stones, which total 22.5 s.f. and account for a reduction of 97.S s.f. of total hardcover. Based on <br />the length of sidewalk, if constructed to the minimum width of 2\ sidewalk hardcover would <br />equal 51.5 s.f. or account for a reduction of 68.S s.f. <br />If the Council finds that a shed is reasonable, based on the constraints of this property, and would <br />like to support construction of the shed, the iqiplicant could be asked to reduce the proposed shed <br />by an additional 29 s.f. to make up for the sidewalk hardcover discrepancy noted above (whether <br />the sidewalk is constructed to the minimum width or 2* or whether the stepping stones installed). <br />This would allow for a shed 118.5 s.f. in area (possibly 10’ x 10’ or 10’ x 12 ’) and constitute <br />removal of like amounts of hardcover. <br />COUNCIL ACTION REQUESTED <br />Direct staff to draft a resolution incorporating your decision for adoption at the next regularly <br />scheduled meeting.
