Hardcover variance to permit hardcover within the 0-250’ zone of 30% where 0% <br />luirdcover in the 0-75’zone and 25% in the 75’-250’ zone are normally required and 30% <br />in the 0-2S0’ zone was approved by variance in June of 2004. <br />2. Street/rear yard setback variance to permit the proposed shed to be located 21’ from the <br />property line where 50’ is normally required and the existing home was permitted to be <br />setback 21 ’ from the property line by variance. <br />(Hardcover is measured within 0-250’ from the lake as the required street setback and lake <br />setback overlap requiring hardcover to exist within 75’ of the lake. This 0-75’ hardcover is <br />transferred back to the 75’-250’ zone where 25% would be the maximum allowed hardcover on <br />the property.) <br />Pbaning ComroisshNi Recommendation <br />The Planning Commission, on a motion to deny, voted 4-1 with the dissenting commissioner stating <br />support for a 10’ x 10’ shed pending removal of like amounts of hardcover. The main issue <br />discu^ during the public hearing was whether stepping stones should be permitted to replace a <br />full sidewalk in an attempt to remove like amounts of hardcover. <br />J
