16.00 GENERAL RESTRICTIONS <br />16.01 Prohibition of Damage and Certain Activities. No damage to, or waste of, the exterior <br />of the Real Estate and buildings shall be committed by any owner or any invitee of any owner, and <br />each owner shall indemnify and hold the Association and the other owners harmless against ail loss <br />resulting from any such damage or waste caused to the Association or other owners by such owner or <br />the owner's invitees. No noxious, destructive or offensive activity shall be allowed on any Units or <br />any part thereof, nor shall anything be done thereon which may be or may become an unreasonable <br />nuisance to any other owner or to any other person at any time lawfully on the Real Estate. No <br />hazardous substances shall be generated, stored or used on the Real Estate other than reasonable <br />quantities of usual cleaning and oflice supplies. <br />16.02 Animals. Any cat or dog brought upon the Real Estate must be kept under the direct <br />control of the pet owner or another person able to control the pet. The person in charge of the pet <br />must clean up after it. The Board may adopt more specific rules and penalties not inconsistent with <br />the foregoing. <br />16.03 Prohibited Structures. No structure of a temporary character, trailer, tent or shack <br />shall be constructed, placed, or maintained upon the property, except accessory to and during <br />construction of permanent buildings. <br />16.04 General Storage. Storage of all materials, products, either in process of construction <br />or in completed form, equipment, HVAC equipment, or other necessary tools or articles outside of <br />any building shall be in an area designated for such purpose and enclosed by a fence or other <br />appropriate enclosure which shall screen snch storage from public view. Plans for such storage <br />arrangements must be approved by the Architectural Control Committee in writing. The storage or <br />collection of rubbish of any character whatsoever, any material that emits foul or obnoxious odors, <br />and the harboring of the source of any noise or activity which disturbs the peace, comfort or serenity <br />of lawful occupants is prohibited. Usual trash and garbage shall be regularly collected and may be <br />kept outside only if in sanitary containers which are so screened. <br />16.0S Parking. No truck or automobile parking shall be permitted on driveway easements. <br />No boats, snowmobiles, trailers, camping vehicles, buses, camper tops, "all-terrain vehicles", <br />tractor/trailers, trucks in excess of9,000 pounds gross weight, or unlicen^ or inoperable vehicles <br />shall at any time be stored on the Real Estate outside of a building without the express written <br />approval of the Board, which may be withheld without stated reason. <br />16.06 Additional Units. A Unit owned by the Declarant may be subdivided or converted <br />into two or more Units, Limited Conunon Elements, Common Elements, or a combination of Units, <br />Limited Common Elements or Common Elements under the authority of Section S15B.2-112 of the <br />Act In such case, the common expense liability and Common Element interest formerly allocated to <br />the Unit so subdivided or converted will be reallocated to the resulting new Units in proportion to <br />relative land area, and the voting power of the entire Association shall be reallocated bcsed on the
