-Tf—I rjTxi-* ^:^5Tit.t.ii.,^T*,,-v; - <br />Mr. Jim Andersl -9-Septcmber 9,2005 <br />As noted in the preceding table, the total parking demand following completion of the Narrows <br />Saloon expansion will be less than the existing public parking supply of 129 spaces during all <br />three peak times. In relating the projected future parking demand to the existing public supply <br />of 129 spaces, two possible questions are: Aren’t the projected parking demands for the Friday <br />noon and late Saturday evening peaks quite close to the 129 space supply? Does the limited <br />number of additional available spaces at these times constrain potential future land use changes <br />for other properties relying upon the public parking lot? <br />The answer to the first question is yes, the total future parking demand will be quite close to the <br />available spaces during the Friday noon and late Saturday evening peak periods. This situation <br />is satisfactory for two reasons: 1) the demand is within the total available supply and 2) highly <br />conservative assumptions have been applied to estimate the increased parking demand for the <br />Narrows Sakx>n. <br />The answer to the second question is no, the Narrows Saloon expansion will not limit change in <br />use opportunities for other buildings served by the public parking lot Two reasons for this <br />conclusion are: <br />a) The public parking supply of 129 spaces does not account for a total of about 30 <br />spaces available on private properties - about three spaces behind the Narrows <br />Saloon, about 21 spaces on the north side of the westerly-most building, and about <br />six spaces on the west side of the westerly-most building. Though a few of the <br />spaces north and west of the westerly-most building presently are used, numerous <br />spaces in these areas are available to accommodate potential increased parking <br />derrumd fmr diis building. <br />b) The peak paricing denumd for the Narrows Saloon occurs late on Saturday evenings, <br />when very low parking demand is experienced for practically all types of businesses <br />that may have potential to occupy space in other buildings served by the public <br />parking lot.
