The existing home is not constructed completely <br />parallel to the property line. Although the deck stairs and the most lakeward portion of <br />the deck on the southwest side meet a 10’ setback the angle of the home, with relation to <br />the property line, a portion of the deck falls approximately 1’ short of meeting the <br />setback. The total encroachment is approximately S s.f.. <br />Lake Setback Variance <br />Half of the existing one-level home is located within 75* of the OHWL. The deck is <br />located on the roof of the lake side of the home, thus located within 75 ’ of the lake as <br />well. <br />Hardcover Variance <br />With the exception of the 52 s.f. of stair, the roof top deck does not add to the overall <br />hardcover of the site. There is currently 35.26% hardcover within the 0-75’ zone and <br />64.8% within the 75 ’-250’ zone. Including the road serving this property and one <br />property to the west the total site hardcover is 106%.
