Lot area variance to permit construction of a new residence on an existing lot 0.44 <br />acres in area when 1.0 acres is nomudly required. <br />2. Lot width variance to permit construction of a new residence on an existing lot <br />54’ in width at the shoreline and 76 ’ in width at the 75’ setback when 140’ is <br />normally required. <br />3. Side street setback variance to permit a setback of 23’ when 35’ is normally <br />_____required and 3’ currently exists.____________________________________ <br />Mearmmeu^atkm: Staff recommends approval of the lot area and width variances, <br />however denial of the side street setback variance as the lot lends itself to a longer <br />narrower house, and no viable hardship exists to support that variance. <br />Pcrtiacat Zonlni Ordinance Sections <br />Sec. 78-330.
