In July the applicants initially requested <br />variances for the 0-75’ zone to allow 343 s.f. of hardcover where 343 s.f. exist and 0 s.f is normally <br />allowed and for the 75’-250’ zone 9,154 s.f or 53% hardcover (9,350 s.f or 54.5% when including the <br />nonconforming 0-75’ hardcover) where 9,007 s.f or 52.5% exists and 25% is normally allowed in <br />order to construct the attached garage. <br />The Planning Commission recommended the applicants revise the request to reflect a reduction in <br />hardcover and removal of one of the curb cuts of the horseshoe drive. As a result, the applicants arc <br />now requesting a hardcover variance within the 75’ - 250’ zone for 7,885 s.f or 45.9% (47.9% when <br />including the 0-75’ hardcover). This is a reduction of 1,554 s.f from the previous plan. The revised <br />plan includes a 340 s.f garage addition, slightly larger than the original proposal of272 s.f. <br />Planning Commission Recommendation <br />On August 15, 2005, Planning Commission voted 7-0 to recommend approval of the hardcover <br />variances also stipulating the removal of 142 s.f of timber borders within the 0-75’ zone. <br />Planning Staff Recommendation <br />Approval of the variances per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached Resolution. <br />7 <br />i i
