Front yard setback *'ariaace to ^rmit a front yard setback of 20’ when 35’ is normally required, 25’ currently exists, and 25’ was approved by variance in 1995. Recommendatiou: Staff recommends denial of the request. In staffs opinion adequate hardship has not been demonstrated to allow a further encroachment on the previously approved front yard setback of 25’; however the Planning Commission may want to discuss the reasonableness of granting variances to allow for 3-stall garages.____ Pertinent Zoning Ordinance Sections Sec. 78-330.
