The cAisling house is a wa&uut at the rear with a detached garage. <br />As requested, I have complesed a pnUminaiy review of the proposed project that includes <br />railing the existing house three feet to increase the ceiling height at the walkout level, <br />removing the existing roof and adding a new upper floor level, adding a new addition to <br />the rear of the houae (20 it. x 20 ft.) and building a new attsdhed garage (25 ft. x 25 ft.) <br />widi an upper precast concrete levd and a lower level New foundation walls for the <br />house and garage addMon would be built using ICF (insulated concrete forms) with <br />reinforcing. <br />Based on my preliminary review of foe soil conditions, it would be structurally possible <br />to reuse foe existing ft>oting and foundation walls for the proposed expansion of foe <br />existing house.
