WOS-3120 <br />JuM 20.200S <br />Page 2 ofi <br />Exhibit I - Property Owners List <br />Exhibit J - Plat Map <br />Background <br />The applicant has met with staff to discuss construction of a new monument style sign. <br />The property currently contains a non-conforming pylon style sign 60 s.f. in area. Staff <br />has directed the applicant to meet the monument style sign standards adopted in April of <br />2004, which the applicant has done. In order to gain a permit to construct a new sign the <br />ai^licant is requit^ to obtain a sign variance and a hardcover variance. <br />Sign Variance <br />The tqsplicant has proposed to construct a 61 s.f. sign within a 100 s.f. monument style <br />base, setback 16' fiom Shoreline Drive and 18' from Dunwoody Avenue. City Cc^e <br />Section 78-1467 allows for properties operating under a conditional use permit to erect a <br />12 s.f. maximum sign. This section also establishes a 5' minimum setback from rights- <br />of-way, which the applicant will meet. The proposed sign will also conform to the 10' <br />height maximum est^lished under the new monument sign standards. Based on the area <br />of sign proposed, a variance is required to construct the sign 60 s.f. in area. <br />Hardcover Variance <br />Being that ejection of a new sign will slightly impact the total hardcover on the lot, the <br />applicant was required to submit hardcover calculation worksheets. The site is situated <br />within the 2S0'-S00' zone and the S00'-I,000' zone. The proposed sign will be placed in <br />the 250'-500 ’ zone where 53.9% hardcover currently exits. The applicant has proposed a <br />net reduction of 32 s.f. of hardcover however at 53.8%, a hardcover variance is still <br />required. The 32 s.f. of hardcover proposed for removal encompasses the wood border <br />and base that the current pylon sign sits within.
