The property is not located within the MUSA <br />and is intended to be served with septic systems and private wells. Primary and alternate <br />septic locations for each lot are shown on the survey and septic reports have been <br />submitted. The proposed use appears to be in conformity with the CMP. <br />Relationship to Surrounding Development <br />This property abuts and lies within Long Lake Creek which runs fit)m Long Lake to <br />Tanager Lake, and ultimately to Lake Minnetonka placing the property within the <br />Shoreland District. The southern-most boundary of the property abuts property owned by <br />the Dakota Rail with Tanager Lake on the other side of the tracks. Larger single family <br />estates surround the property on the north, east and west with 2-acre single family <br />residential lots on the west side of Brown Road. <br />Conformity wHh Zoning Dtotrict Lot Requirements <br />The property is in the RR - IB, One Family Rural Residential District, which allows for <br />single family residential uses witih a minimum lot size of two dry buildable acres. Each <br />proposed lot is in excess of two acres and appears to contain the minimum of 2.00 acres <br />of dry buildable land; the survey shows an “edge of delineated wetland ” as well as type 3 <br />wetlands, \^ch were used in determining actual dry acreage.
