PC Memo & Exhibits of 04-08-05 <br />Application Summary: <br />The applicant has revised his request based on the Planning Commission recommendation and aOer <br />working with staff is now requesting the following variances in order to build a new single family <br />residence on his property: <br />1. A hardcover variance for 30% hardcover within the 75’ - 250’ set’oack zone where 25% is <br />normally allowed and 21.9% currently exists; and <br />2. Lot width and lot area variances. <br />Planning Commission Recommendation <br />On April 18,2005, Planning Commission voted 6-1 to recommend approval of the variances. <br />Planning Staff Recommendation <br />As the applicant has worked with staff to reduce the size of the proposed home and reduce and/or <br />eliminate the variances requested. Planning Staff recommends approval of the lo' width and lot area <br />variances and a 75’ - 250’ hardcover variance for 30% hardcover where 25% is normally allowed <br />meeting the City Engineer recommendations per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached Resolution.
