: *
fi
The ^jplicants have submitted a revised plan meeting the Planning Commission’s recommendation
regarding the walls but does not indicate the locations, if any, of the applicants ’ recommended
concurrent hardcover removals within the 0-75’ zone. A revised plan should be submitted indicating
where the 0-75’ zone hardcover will be removed to allow for the additional 134 s.f. of wall hardcover.
This plan has not been submitted.
Planning Staff Recommendation
Although the 0-75’ hardcover removals required in the past were stipulations of resolutions which
have expired, staff feels that certain items of existing 0-75’ hardcover consisting of the 6 ’ wide gravel
path, 4.5 ’ X lO’shed, lakeside decks, and wooden platforms is excessive and uimecessary. As part of
the applicants ’ request for lakeside retaining walls the Planning Commission recommended that equal
portions of existing 0-75’ zone hardcover be removed to offset the additions in hardcover caused by
retaining walls. Staff would recommend perhaps a 2:1 or 3:1 removal of nonconforming hardcover.
The gravel path to the lake consists of 800 s.f. of hardcover, the shed is 45 s.f., and the decks at the
lake consist of 305 s.f. of hardcover.
COUNCIL ACTION REQUESTED
Direct staff to draft a resolution reflecting the Council’s action for approval at your May 23"* meeting.
•v. -Y • ’ -*
-:/*v.
‘. - - - ‘
t
' n’'
^' ■■ *'
' i
1
'=*4 •*
* '■
vw-T’ I- • .
V* 1‘ . ... • .•v;;
*
-5
