The existing home is not constructed completely
parallel to the property line. Although the deck stairs and the most lakeward portion of
the deck on the southwest side meet a 10’ setback the angle of the home, with relation to
the property line, a portion of the deck falls approximately 1* short of meeting the
setback. The total encroachment is approximately S s.f..
Lake Setback Variance
Half of the existing one-level home is located within 75 ’ of the OHWL. The deck is
located on the roof of the lake side of the home, thus located within 75* of the lake as
well.
Hardcover Variance
With the exception of the 52 s.f. of stair, the roof top deck does not add to the overall
hardcover of the site. There is currently 35.26% hardcover within the 0-75’ zone and
64.8% within the 75 ’-250’ zone. Including the road serving this property and one
property to the west the total site hardcover is 106%. This percentage is based on the
area of the 7S ’-250’ zone and accounts for the 1,340 s.f. of nonconforming hardcover
within 75 ’ of the lake.
Hardship Statement
Ai^licant has completed the Hardship Documentation Form attached as Exhibit B, and
should be asked for additional testimony regarding the application.
Hardship Aaalysis
/w coiuUtrtttg tfpHcaHoHM for rmHunce, ike nmnulng CommbMhn ekalt comUer ike effect of ike
propoaetl tmrtomce o/mhi ike keoUk, *o/ety welfare of ike coammatiy, exiMtiag aaH aaticipated traffic
coaMHoaa, Hgktaaelak, laager effire, riak to ike pmktlc tafeiy, aartike effect oa ealaes of properly la
Ike sarroaarUag area.
