B - 6 PUD General Development Plan approval, <br />2. Final Plat approval in order to create 10 unit lots and one common lot, <br />3. Commercial Site Plan approval in order to obtain a building permit, and lastly <br />4. Easement Vacations in conjunction with dedication of new easements. <br />The applicants have proposed development of 10 units of office condos on approximately <br />2.6 acres located at 2060 Wayzata Boulevard West. The proposed condos will be 2-story <br />walkouts containing approximately 34,186 s.f. of gross square footage. Each duplex style <br />building will contain a walk-out level, a main floor level and a second story mezzanine. <br />This is the flnal review stage of the PUD process and includes a flnal plat, a commercial <br />site plan review and easement vacations.________________________ <br />SUiff Recommendation: Staff recommends approval of the General Development Plan <br />proposal pending submittal of the following items: <br />1. Plans illustrating dedication of a public driveway easement should be submitted <br />prior to approval by the City Council. The driveway easement must follow the <br />proposed drive aisle of the parking lot, be a minimum width of 24* and must be <br />sutmitted as a separate document for filing, as it cannot be shown on the plat. <br />2. At the time the City’s landscape consultant submits comments regarding the <br />proposed landscaping, those comments shall be incorporated into die proposed <br />landscape plan. <br />3. City Engineer approval of the lighting plan and clarification of the method of <br />lighting the proposed sign. <br />4. A revised monument sign plan shall be submitted meeting the base requirement <br />and not exceeding 100 square feet prior to final approval. At the time a revised
